PL25/023 APOLOGIES FOR ABSENCE

PL25/024 DECLARATIONS OF MEMBERS’ INTERESTS

Cllr Coan and Gray declared a personal interest in application 25/0848/FUL on the grounds of being a trustee to the building next door, and Cllr Hartley declared a personal interest in application 25/0848/FUL on the grounds of the applicant being one of the selected charities for this year as town mayor.

 

PL25/025 PUBLIC PARTICIPATION

The resident of 2 Croft Lane spoke regarding application 24/4738/FUL stating when they purchased the property they were aware of the existing planning permission 22/2716M but raise concerns over the position of the proposed property in relation to the existing permission, the inclusion of garage and its proximity, and the likely effect on neighbouring amenity through the inclusion of a secondary patio and bifold door to the south elevation.

PL25/027 PLANNING APPLICATIONS

It was RESOLVED to submit the comments detailed below.

25/2035/HOUS 40 Ashworth Park, Erection of partial two storey and first floor side extension, internal alterations and external alterations, and associated landscaping works. The council raises no objections, subject to neighbour comments and the Planning Officer being satisfied the materials palette conforms with Knutsford Neighbourhood Plan policy D2.
25/1862/ADV 24 Princess Street Advertisement consent for external signage. The council requests applicant consider revisions to the proposal to create bespoke signage which is in keeping with the Town Centre Conservation Area vision and more sympathetic to a building with a Blue Plaque and situated within a heritage area.
25/2093/HOUS 8 Branden Drive Erection of single storey extension to rear elevation and erection of single storey side extension The council raises no objections, subject to neighbour comments.
25/0848/FUL[1] Knutsford Gym Limited, 7 – 9 Malt Street, New signage to the front (West) elevation The council OBJECTS on the grounds the materials palette does not conform to policies ER3 and HE3 of the Knutsford Neighbourhood Plan and would be detrimental to the Town Centre Conservation Area.
24/4738/FUL Land Off 2 Croft Lane Amended Plans: Proposed detached house, access, parking and landscaping. The council OBJECTS on the grounds that the application seeks to increase the property size and mass beyond that of the limited built form already approved and conditioned to ensure there is no detrimental impact to the neighbouring cottages, this amendment presents an unneighbourly relationship which impacts the private amenity of the adjacent cottage and exceeds the principle area of approved development pushing toward the boundary, therefore the proposal constitutes overdevelopment.
25/2153/HOUS 17 Boothfields Erection of single storey side extension, internal alterations and external window changes. The council raises no objections, subject to neighbour comments.

It was RESOLVED to submit that the council maintains their objections regarding the appeal against refusal for 24/3234M – Eskdale Legh Road, Proposed new dwelling.

 

PL25/031 PLANNING ENFORCEMENT LOG

The decisions were noted, and it was RESOLVED to contact the Cheshire East Planning Enforcement Department to confirm the application history for item 2014 and clarify all the unpermitted signs have been removed.

 

PL25/032 OUTSTANDING MATTERS

The decisions were noted, and it was RESOLVED to contact the Highways Officer for an update to the Lane End encroachment matter and to ask Cheshire East Ward Members to seek a resolution.
