PL25/067 PUBLIC PARTICIPATION

A resident spoke in objection to application 25/3354/PRIOR-11B, highlighting policy C3 of the Knutsford Neighbourhood Plan, and noted that the council’s latest comment on the Booths Hall application did not appear on the planning portal.

 

PL25/068 CONFIRMATION OF PREVIOUS MINUTES

It was RESOLVED to approve the minutes of the meeting held on 1st September 2025.

 

PL25/069 PLANNING APPLICATIONS

It was RESOLVED to submit the comments detailed below.

Cllr Hartley voted against the resolution for 25/3354/PRIOR-11B.

25/3354/PRIOR-11B 11 Branden Drive Prior approval for demolition of dual pitched vacant building. The council OBJECTS to the proposed demolition, which is contrary to policies C1 and C3 of the Knutsford Neighbourhood Plan and result in the loss of a community building.
25/3270/HOUS 12 Marcliff Grove Removal of existing rear conservatory and replacement with single storey rear and side extension. The council raises no objections, subject to neighbour comments.
25/3234/NMA 35 Mellor Crescent Non-material amendment to approval 24/4240/HOUS The council raises no objections, subject to neighbour comments.
25/3136/ADV Little Waitrose, 28 – 30 Princess Street Advertisement consent for External Signage, Fascia sign and Projecting sign The council OBJECTS to the proposed internal illumination of the proposed signage, and the proposed materials not being in keeping with the Knutsford Design Guide.
25/3286/LBC 24 Princess Street Listed Building Consent for Item A: Fascia Decoration – Sandpaper, brushes and paint supplied to allow engineers to make good Item B: TGJones Vinyl Lettering – Machine cut white vinyl letters Item D: TGJones “Goods Entrance” Sign – 5mm foamex panel digitally printed direct to face and installed in direct replacement of existing The council OBJECTS to the proposed materials palette which is not in line with the objectives of the Knutsford Design Guide and therefore contrary to policies ER3 and D1 of the Knutsford Neighbourhood Plan.
25/3268/FUL Peel House, 20a Princess Street Conversion of offices into 3 x apartments (Use Class C3). The council raises no objections, but draws the attention of the planning officer to the lack of bin and bicycle storage and requests that this is given careful consideration.
25/3337/LBC Angel Hotel, Angel Hotel King Street Listed building consent for proposed change of use of function room to additional bedrooms (first floor) forming 3no new bedrooms (1no to rear, 2no to side elevation) The council raises no objections subject to the Conservation Officer being satisfied that any internal decoration items of merit are retained.

 

PL25/070 TREE APPLICATIONS

It was RESOLVED to submit the comments detailed below.

25/3364/TCA The Pines, 22 Leycester Road Section 211 notice:

Removal of 2 Juvenile self seeded Silver Birch (A on plan), 1 Juvenile Self seeded Sycamore( B on plan) 3 Evergreen Shrubs( C on plan)

The council raises no objections.
25/3437/TPO Sharston House Nursing Home, Manor Park South Works to Protected Trees:

Works to multiple TPO trees. T1 Oak tree proposed crown lifting 1.5m to maintain tree health, clearance above adjacent parking area and improve access to light. T2 Beech tree proposed crown reduction by approx. 5m for tree health and reducing risk to vehicles underneath. T3 Beech tree proposed felling due to tree health and to remove risk of failure over highway.

The council OBJECTS to the felling of T3 Beech unless the tree officer is satisfied that the evidence presented requires  the felling of the tree and there is not alternative works which could result in its retention.
