PL24/143 PLANNING APPLICATIONS

It was RESOLVED to submit the comments detailed below.

24/4796/HOUS[1] 12 Lilac Avenue The works are to construct a single storey extension to my existing Kitchen. The area requested is approximately 2.3m x 3.0m The council raises no objections, subject to neighbour comments.
24/5043/HOUS[2] 11 Glebelands Road Proposed extensions, alterations, revised parking and dropped kerb. The council raises no objections, subject to neighbour comments and request the Planning Officer is completely satisfied the proposed material palette and loss of the garage comply with Knutsford Neighbourhood Plan policies D2 and T4.
24/5089/HOUS 23 Sharston Crescent Construction of 2 storey rear extension, dormers and conversion of garage The council OBJECTS to the proposal on the grounds of overdevelopment of the site, which leads to an uncharacteristic development in comparison to neighbouring properties, and will result in overlooking, therefore not complying with Knutsford Neighbourhood Plan policies D1, D2, and H3.
24/5082/HOUS 3 Marcliff Grove First floor ‘build-over’ side extension, removal of existing canopy and construction of new entrance porch, modification of existing hipped roof to single storey extension to lean to roof The council raises no objections, subject to neighbour comments.
24/4936/HOUS 2 Balmoral Close, Proposed garage conversion to annex accommodation connected to the house dwelling The council raises no objections, subject to neighbour comments and a request that a condition is included for the converted garage remain ancillary to the main dwelling.
24/5103/HOUS 14 Mereheath Park Single storey side and rear extension The council raises no objections, subject to neighbour comments.
24/5135/HOUS 4 Mellor Crescent Single storey rear extension, and associated internal alterations, conversion of part of the garage to a utility room and replacement of existing flat roof on an existing side extension with a pitched roof. The council raises no objections, subject to neighbour comments.
25/0108/FUL[3] Rose Cottage Mobberley Road Replacement dwelling and associated works The council are not convinced the proposed new dwelling will make a positive contribution to the Crosstown Conservation Area and request that the Conservation Officer carefully consider the impact and appropriateness within the historic context of the conservation area.

Should the Planning Officer be minded to approve the application the council requests the root protection zones are strictly adhered to and do not suffer any form of encroachment.

25/0267/HOUS[4] 64 Glebelands Road, Proposed part single, part 2 storey extension to sides, front and rear of existing house. Render over existing brickwork. The council raises no objections, subject to neighbour comments.

25/0182/HOUS The Gables Bexton Lane Demolition of existing conservatory; Single storey rear extension; New covered porch; New roof lights to loft space; Elevational alterations including new windows The council raises no objections, subject to neighbour comments.
24/3602M 21 Leycester Road Amended plans: Demolition of existing house and construction of replacement dwelling. The council maintains our OBJECTION on the grounds the amended plans do not overcome our previous objections of the excessive mass and negative impact to the plot ratio, and the application previously stated vegetation would be retained but a significant amount has been removed and is not planned for replacement.
25/0040/OUT Land Between 25 And 12 Balmoral Close, 1bed 2 person house on land between 25 and 12 Balmoral Close The council STRONGLY OBJECTS to the proposal on the grounds there are inaccuracies within the application, it is not evident who owns the land as the proposal would result in a loss of access to the rear of number 25, the development constitutes overdevelopment and unnecessary infill development resulting in a terracing effect, and does not appear to provide adequate amenity space, therefore does not comply with Knutsford Neighbourhood Plan policies D1, D2, D3, and H2
24/5198/DSC White House Farm Cottage Bexton Lane Discharge of condition 8 on application 22/4008M – Demolition of existing dwelling and construction of replacement detached dwelling, including works to landscape and boundary treatments.
