It was RESOLVED submit the comments detailed below.
| 25/4035/FUL | 11 Branden Drive | Amended Plans: Demolition of existing hall and construction of 1no. new dwelling with associated parking and landscaping |
The council raises no objections, subject to neighbour comments. |
| 26/0511/LBC | End Croft Toft Road, | Listed building consent for full external re-pointing of the front and rear elevations of the Grade II listed mid-terrace property, together with a small number of selective brick repairs to the rear elevation | The council raises no objections, subject to neighbour comments and subject to the conservation officer being satisfied the proposal conforms to the relevant Knutsford Neighbourhood Plan policies. |

| 26/0378/HOUS | Wyecroft, Toft Road | Demolition of attached existing single garage and gym with link corridor and side extension to construct an attached double garage and play room with bedroom accommodation above. Modest first floor rear extension to master bedroom with sympathetic alteration to roof. | The council raises no objections, subject to neighbour comments and subject to the conservation officer being satisfied the proposal conforms to the relevant Knutsford Neighbourhood Plan policies. |

| 26/0530/HOUS[2] | 15 Leycester Road | Installation of replacement timber gates, new buff natural stone piers at the existing access point; enlarging the existing security hut inside the replacement entrance gates. | The council OBJECTS to the proposal on the grounds gate piers as they are incongruous, the existing timber arched gate will be replaced with a gate of less character which impacts the view through to the gardens and therefore detrimentally impact the sylvan setting, and the security building presents no architectural merit nor does it complement the street scene, therefore detrimentally affecting the Legh Road Conservation Area. |

PL25/165 TREE APPLICATIONS
It was RESOLVED to submit the comments detailed below.
The committee asked for an ongoing report of the replacement tree letters.
| 26/0762/TCA[1] | Manorgate, 2 Manor park South | Section 211 notice:
The removal (felling) of T1 due to its current form, position, and limited scope for appropriate arboricultural management. |
The council raises no objection. |
| 26/0734/TCA | Red Walls, Parkfield Road | Section 211 notice:
The tree is a mature oak (T1) located at the boundary of our property (the tree trunk is actually located on the adjacent property, The Firs). We propose a lateral reduction of the canopy on the West aspect by approximately 1.5-2m, specifically targeting branches extending toward our dwelling. This work is intended to manage the tree’s encroachment toward the built structure and mitigate excessive shading of the lawn, while maintaining the natural form and aesthetic of the crown. All pruning will be carried out to BS 3998:2010 standards. |
The council raises no objection. |
| 26/0680/TPO | 59 Beggarmans Lane | Works to Protected Trees:
T1 – OAK (Front of Property) Remove deadwood 3cm+ in diameter throughout the crown. Low limbs that extend towards the garage and over the neighbours drive, reduce by 1.25 metres. to limit overhang and control growth. |
The council raises no objection, subject to neighbour comments. |
