PL25/088 PUBLIC PARTICIPATION

A member of public spoke in relation to application 25/3823/HOUS stating their concerns over the proximity to the neighbour property and the potential excavation depth of the proposal to facilitate a pool. The resident noted the potential harmful emissions of chlorinated gases and noise from vents and pumps which were not present on the plan, stating the plans lacked any accurate detail to consider the application appropriately.

PL25/090 PLANNING APPLICATIONS

It was RESOLVED to submit the comments detailed below.

25/3754/PRIOR-1A 44 Westfield Drive Prior approval for single storey rear extension 4m from existing rear wall with a maximum height of 2.9m and an eaves height of 2.7m. The council raises no objections, subject to neighbour comments.
25/3796/HOUS 26 Tabley Close Side infill extension over existing garage The council raises no objections, subject to neighbour comments.
25/3766/LBC 115 King Street Listed Building Consent for internal alterations at ground floor shop level only comprising of the installation of a new RSJ to support an existing chimney stack, removal of rotten floor joists and replacement with new floor joists, replacement of existing floor screed and installation of stud/plasterboard partitions. The council raises no objections, subject to any historical elements discovered as part of the works are reported to the conservation officer.

 

Additionally, the council request to be informed and/or consulted with if any historical discovery be related to the history of Knutsford.

25/3892/VOC 35 Mellor Crescent Variation of condition 2 approved plans on application 24/4240/VOC – Part single, part two storey extensions to side and front of the house. The council raises no objections, subject to neighbour comments.
25/3682/FUL Boi House Haig Close Extension to existing office building to create 840sqm additional floorspace. The council raises no objections, subject to neighbour comments.
25/3716/FUL Knutsford Leisure Centre Westfield Drive The project scope involves the installation of ASHP and GRP with associated enclosing fencing. The ASHP compound will be located to the north of the site, with the GRP located within the bin storage area on site within the perimeter of the site. The enclosing fencing is proposed to be acoustic timber fencing at 3.2m high with a double gated entrance to the southern short side of the compound. The heat pumps will be sited on a concrete base with external pipework from the concrete entrenched through the main plantroom. The ASHP will allow full removal of the main buildings gas boilers. There will also be a small concrete base with a GRP plantroom adjacent the existing plant room, withing the courtyard to the northern elevation of the site, beyond public access. The council supports the inclusion of the ASHP but OBJECTS to the proposed location of the ASHP on safety grounds due to the bend and the volume of students and visitors using the area for access and egress. The council request the applicant reconsider the position of the ASHP system to utilise a less focal point.

If Cheshire East Council are minded to approve the application, the council requests the current pedestrian access width is maintained.

25/3980/HOUS Woodlegh Legh Road Removal of 2 trees and construction of single storey front extension to form new 3 car garage The council OBJECTS to the garage being built in front of the building line of the existing property and the felling of healthy trees to facilitate the large garage building.
25/3823/HOUS Greenacre Parkfield Road Single storey side and rear extension with basement The council OBJECTS on the grounds the submitted plans are inaccurate and provide insufficient information and dimensions to fully assess the proposal.

 

The council request the applicant submit more detailed plans and request Cheshire East Council provide additional time for the council to consider these revised plans.

25/4036/HOUS 31 St Johns Road Proposed replacement windows and doors single storey rear/side extension and associated alterations. The council raises no objections, subject to neighbour comments.

 

 

PL25/091 TREE APPLICATIONS

It was RESOLVED to submit the comments detailed below.

25/3855/TCA 35 Goughs Lane Section 211 notice:
G1. Blue Cypress & Cherry Grp. – Reduce the Blue Cypress in height by 4 metres and shape the top where possible. Cherry, reduce in height by 4 metres and prune the side limbs to shape. T2. Acer negundo – Remove the lowest limb over the garden. Crown lift other secondary limbs over the garden to a height of approximately 1.75 metres from ground level. Reduce in height by 2-2.5 metres and reduce limbs that lean over the garden by upto 3 metres, to control the overall size of the tree.
The council raises no objections.

The council OBJECTS to the felling of any protected trees as they are not considered dead, dying, or diseased.

 

Additionally, the council ask that the applicant highlight on their sketch plan which trees are subject to a protection order, and which are solely within the conservation area so a more considered response can be provided.

25/3720/HEDGE Land off Parkgate Lane Hedgerow Removal notice:

Application for the removal of two sections of hedgerow off Parkgate Lane.

The council STRONGLY OBJECTS to the removal and destruction the proposed hedge on the grounds a temporary site base does not justify the loss of a significant length of ancient and well-established hedge that forms a natural and irreplaceable habitat.

The council ask the applicant to reconsider the position of the site base to a more sympathetic position to reduce the amount of hedge being removed considerably.
