26/2247/TPO KIRKBECK, 7 Leycester Road Works to Protected Trees:

1 x Mature Beech: Request to crown reduce by 1.5m and crown lift over property up to 5m to maintain a healthy shape

26/2244/TCA GRANGE COACH HOUSE Parkfield Road Section 211 notice:

Proposed tree work in conservation area. 1 Cypress and 2 Yew (too close to building and should have been felled years ago. No appropriate mitigation pruning available) – Fell.

26/2228/TCA Carpark Emmeline Northwich Road Section 211 notice:

T1 Sycamore – This tree is in obvious decline and is increasingly becoming a serious risk of harm for the residents of No.2 Racefield Road as well as the regular users of the residential carpark adjacent. Recent resurfacing work and relaying of the curb-stones closer to the tree have potentially accelerated decline by damaging the roots. – Proposal is complete removal leaving stump as close as possible to existing ground level and treated with EcoPlugs to prevent regenerative growth.

26/2158/TPO 35 Goughs Lane Works to Protected Trees:

Work to various trees

26/1976/TCA HEATH COTTAGE Gaskell Avenue Section 211 notice:

X1 Mature Cherry Tree – A reduction of approximately 1.5-2.5 meters of all overhanging lateral branches. Cherry tree to be pruned back to next available growth point, ensuring correct pruning techniques and maintaining shape and structure inline with the trees crown.

26/1895/TCA UNITARIAN CHAPEL Adams Hill, Section 211 notice:

T1 is a mature Yew. It is located adjacent to a footpath which runs from the adjacent hall to the chapel. There are approximately 6 low minor branches which overhang the footpath requiring removal to provide better clearance above head height for people using the path

7 PLANNING DECISIONS

To review the latest planning decisions.

26/2003/NMA Longview Hotel, 51 – 55 Manchester Road, Knutsford, Cheshire East, WA16 0LX Non-material amendment to application 23/3954M. The council raises no objections, subject to neighbour comments. Refused

The reason for refusal notes The proposed changes would alter the front elevation development, as such the change is not considered to be non-material.

26/1671/NMA 1 Meadow Drive Non-material amendment to approval 25/2486/HOUS –  Demolition of existing garage, carport and conservatory, erection of single storey side and rear extensions, erection of front porch, installation of replacement windows and existing walls insulated and rendered in off white. The council raises no objections subject to the neighbour comments and would like to draw the attention to the attention of the Planning Officer that the proposal presents a 3 bedroom property, and the council request the Planning Officer is completely satisfied the proposal provides 2 parking spaces in compliance with Knutsford Neighbourhood Plan policy T4. Approved with Conditions

The officer’s report notes

the proposals are non-material in nature and would not result in any change to the approved scheme which may result in impacts constituting material considerations.

26/1614/DSC Knutsford Dry Cleaners, 3 Toft Road Discharge of condition 5 on approval 25/3611/FUL The council has no comments. Approved
26/1504/DSC Bexton Primary School, Blackhill Lane Discharge of condition 6 on approval 22/3973M – Proposed Wraparound Care Facility Building The council makes no comment. Refused

The reason for refusal notes the planning consent expired on the 26th of April 2026, the original parent

application is now considered out of time, and as such the above pre-commencement condition

cannot be discharged.

26/0799/HOUS 23 Cranford Square Single storey rear extension. The council raises no objection, subject to neighbour comments. Approved with Conditions

26/1392/ADV Booths Supermarket, 2B Stanley Road, Knutsford, Cheshire East, WA16 0BS Advertisement Consent for one custom sign attached to wooden fence enclosure The council raises no objections, subject to neighbour comments Approved with Conditions

26/1012/HOUS 12 Lee Close Two storey rear extension and extension over existing garage to the side of the
dwelling.
The council raises no objection, subject to neighbour comments. Refused

The reason for refusal notes the proposed two-storey flat-roof extension would have an eaves level noticeably higher than that of the existing dwellinghouse and the flat roof extension would sit at odds with the main pitched roof dwellinghouse.

26/0941/HOUS 17 Mardon Close Single storey rear and part side elevation wrap around extension The council raises no objections, subject to neighbour comments. Approved with Conditions
26/0888/HOUS Nevis House, Bexton Lane Single storey extension to front, first floor extension to side and detached outbuilding. The council raises no objection, subject to neighbour comments. Approved With Conditions

26/0689/HOUS The Limes, 35 Bexton Road First floor extension over existing garage. Single storey rear extension. Alterations to front entrance and general refurbishment. The council raises no objections, subject to neighbour comments. Approved with conditions

26/0734/TCA Red Walls, Parkfield Road The tree is a mature oak (T1) located at the boundary of our property (the tree trunk is actually located on the adjacent property, The Firs). We propose a lateral reduction of the canopy on the West aspect by approximately 1.5-2m, specifically targeting branches extending toward our dwelling. This work is intended to manage the tree’s encroachment toward the built structure and mitigate excessive shading of the lawn, while maintaining the natural form and aesthetic of the crown. All pruning will be carried out to BS 3998:2010 standards. The council raises no objection. Tree 6 week date expired (CA)
