7 PLANNING DECISIONS

To review the latest planning decisions.

26/0548/ADV East Cheshire Hospice, 7-9 Malt Street Advertisement consent for replacement signs on gable end. The council OBJECTS on the grounds that the signage is overbearing through its cumulative scale and is at odds with its setting, and therefore detrimental to the Town Centre Conservation Area. Approved With Conditions

The officer’s report notes that whilst in cumulation with the existing signs on the property, the premises would be fairly burdened with signage, considering the location of the premises, it is not deemed that the overall proposals would significantly detract from the character and conservation area.

26/0144/LBC Vermilion, 10a Princess Street Listed building consent for replacement like for like of rotten windows and one broken (modern door). The council raises no objections, subject to neighbour comments. Approved With Conditions

26/0701/HOUS 1a Queen Street Construction of a small, single-storey outbuilding in the rear garden of 1A Queen Street. The council raises no objections, subject to neighbour comments. Approved With Conditions

26/0680/TPO 59 Beggarmans Lane T1 – OAK (Front of Property) Remove deadwood 3cm+ in diameter throughout the crown. Low limbs that extend towards the garage and over the neighbours drive, reduce by 1.25 metres. to limit overhang and control growth. The council raises no objection, subject to neighbour comments. Consent for wrks in TPO with conditions

26/0274/TPO Inglenook Bexton Lane Tree work to Alder tree (T1) to dismantle to ground level and treat stump with eco plugs The council objects to the felling of the tree due to the lack of an arboriculturist report evidencing that felling is necessary. Consent for wrks in TPO with conditions

The officer’s report notes that despite the limited justification in respect of root ingress, the tree was observed during inspection to show early indications of decline, including tip dieback, deadwood, and evidence of internal regrowth. It also appears that the tree has responded poorly to historic pruning. Taken together, these factors indicate that the tree is likely to deteriorate and diminish its amenity value.

26/0265/TPO 2 St Georges Close G1 . Oak and Sycamore Group – Remove/reduce selected limbs to crown lift to 6 metres from ground level. G2. Oak and Sycamore – Sycamore, fell to ground level. T3. Sycamore – Remove the limb with the cavity at the elbow.  T4. Sycamore – Remove the low limb hanging over the neighbours garden. The council raises no objection. The extension will be utilised as a garage with an external store and WC. The council raises no objection. Approved
26/1074/HOUS 2 Cranford Avenue Single storey side and rear elevation extensions. The council raises no objections, subject to neighbour comments. Additionally, the council notes the setting of pitched rooves and would encourage the applicant to explore a pitched roof instead of a flat roof. Approved With Conditions
