24/1853M | 8 Birch Grove | Extensions and alterations to dwelling | The council OBJECTS to the application on the grounds of overdevelopment of the site as the proposal does not include the ancilliary outbuilding and the erection of the over-height front-garden fencing, and that the semi-subterranean room has not been accurately assessed regarding flooding due to its proximity to Booths Mere.
There are inaccuracies within the application as there are large trees which border the property, and these are within falling distance of the development. The trees are within the Booths Mere Woodland identified in policy E4 of the Knutsford Neighbourhood Plan and form part of a designated wildlife site and green corridor to which the impact of the proposed rooflights and potential light pollution may have a detrimental impact and therefore a bat survey should be undertaken.
